Pageant Media were looking for a much larger office for their rapidly expanding the business to business media brands and wanted to achieve this expansion with low outgoings and a flexible lease. BBG searched widely and identified the part eight floor of One London Wall which was available from a tenant was struggling to relet the space following a subtenant relocating. BBG identified that this was a transaction that could be achieved at a particularly economic level and were negotiated a deal to take an assignment of the existing lease in lieu of a large reverse premium. Detailed financial cashflow analysis of the lessor’s ongoing liability enabled BBG to turn this transaction fully to Pageant Media’s advantage.
